Waterlooville Property Values Have Increased By £168.57 per week!

Last week, I was talking to a landlord about the rising property values in Waterlooville. He owns a varied portfolio of rental properties, primarily in Waterlooville, so it is interesting to compare the increase in property values around the area.
Over the last 12 months the average property value in Waterlooville has risen by nearly £8,766, from £305,504 to £314,270. This is a very reasonable 2.87% increase. When we looked at the values for detached houses, this average increase is even greater at £19,629, this is a considerable average increase of £377.48 per week. Whereas when we look at the value for semi detached houses, the average decreased with a loss of £752, this is an average decrease of £14.46 per week. 379 detached properties were sold in the last 12 months in Waterlooville.

When I looked at some of the surrounding towns, Portsmouth has a lower average increase in property value, at around £58.56 per week, whilst Fareham has an even more modest average increase of around £151.10 per week. It is, nonetheless, a rise in average property values to suggest the market is recovering in our area.
When considering this landlord’s buy to let portfolio, the rental values have remained fairly stable during the 12 months. They are slowly starting to increase, therefore it could be a good time to invest in the property market in Waterlooville.
