A few facts about the property market in Hambledon
A landlord who has invested in rental properties throughout Waterlooville asked me about the property market in her home village of Hambledon.
What we found out about the village was quite interesting. If you are a keen golfer, this village is built for you! We found out Hambledon already gets referred to as the ‘Cradle of Cricket’. It’s believed to be the home of one of the eldest cricket clubs formed in 1750. Hambledon was England’s leading cricket team for 22 years, from 1765-1787. The village houses around 962 people.
The average value of a property in Hambledon is £741,535 which is £254,000 above the average of its neighbouring village of Catherington. The most expensive street in Hambledon is East Hoe Road, where an average property is worth in excess of £2,659,000. There are only 4 properties on this road, not one of these properties have been on the market in the last 10 years!
The most expensive property was a lovely 8 bed farmhouse on East Street, which sold for £5,300,000 early 2017. The average rent in the village is £860 per month.
Only 3 properties have been sold so far in 2018, according to the Land Registry.
